Buying a home in South Florida – especially in luxury markets like Boca Raton, Delray Beach, or West Palm Beach – is exciting… but it’s also a huge investment.
Before you sign that contract, make sure you ask the right questions to avoid expensive mistakes.
As a local real estate agent, here are the top 10 questions I help my clients navigate every day:
1. Is the property in a flood zone?
Waterfront homes are gorgeous – but make sure you understand flood insurance, elevation, and FEMA maps before you fall in love.
2. How much are the HOA fees – and what do they actually cover?
Luxury condos or gated communities often have monthly fees. Some include water, security, cable – even valet. Others, not so much.
3. What’s the rental policy?
Want to rent it out short-term on Airbnb or use it as an investment? Many communities in South Florida have strict rules. Ask upfront.
4. Is the roof and A/C system newer?
Florida sun is no joke. A new roof and updated HVAC can save you thousands and protect your insurance rates.
5. Is the home built with hurricane-impact windows or shutters?
This is a must in South Florida. Insurance companies give discounts for impact-rated homes and you’ll sleep better during hurricane season.
6. What are property taxes – and how do they change after I buy?
Florida has homestead exemptions for primary residences, but if you’re an investor or second-home buyer, your tax bill may jump.
7. Is the neighborhood seasonal or year-round?
Some areas are busy all year. Others are ghost towns in summer. Know what kind of community you’re buying into.
8. Are there any upcoming assessments or major repairs?
Always ask this in condos or HOAs. You don’t want to move in and be hit with a $20k surprise for a new roof or seawall.
9. What’s the resale value – and who’s buying here?
Smart buyers think about the exit plan. Are out-of-state buyers coming in? Is the area growing? Let your agent guide you.
10. Who’s representing you?
This is the biggest one. You want a local agent who knows the neighborhoods, fights for your interests, and makes sure you’re protected every step of the way.
